I also struggle with this plant. I got a new one a bit less than 2 years ago and was finally doing well with it and it even flowered this spring. It then didn't appreciate the etreme heat this summer...

The first photo looks like normal healthy leaves (even with the uneven texture), and as for the second photo, the black spots could be caused by a number of different fungal or bacterial pathogens....
